Problem for Buyers: ALL websites with MLS listings are not complete - You won't get 100% of the actual MLS listings.
Reason: Many Brokers do NOT agree to the IDX (Internet Data Exchange) agreement of the MLS, and so they "opt out" their listings.
Solution: My Property Search Form (if you fill it out right), will allow me to personally search and email you report(s) that do have 100% of the listings (direct from the MLS), and nothing will be left out!

Buyers pay NO brokerage fee (except if you also hire me as your mortgage broker - there are loan fees),
and Sellers pay the brokerage fee to the Listing Broker.
 
If a Seller is not paying a brokerage fee (because they are "by owner" and not listed with a Broker), beware! Both of you cannot "save" the same amount, and yet no broker is representing either party. This is a dangerous bear trap, waiting to ensnare both buyers & sellers into a nightmare. I'll give you some idea what it is like to deal directly with a principal: Have you ever used www.criagslist.org to sell something? You will encounter very flakey people, because that is the nature of that atmosphere. You can find a ton of stuff there FREE or very LOW COST. But it's NOT the place for Real Estate.
 
By the way, all those online lenders like Ditech & E-Loan etc offer the SAME RATES & TERMS as I do.
In their ads, they disguise the "teaser rates" along with "no closing costs" with higher interest rates and/or other terms which you will most likely not like at all.
Why not talk to a recent few Buyers of mine who also used me to originate their loans.
My buyer found out that they are all pretty much the same - they checked out WaMu, Wells Fargo, DiTech, E-loan etc.
Also, beware not to have too many credit inquiries made of your credit history, because this negatively affects your credit score.
If you are under 700 for the lowest of the 3 scores, this could mean a significant change in the interest rate/terms you are offered.
